The fall market is right around the corner and many of you might be looking for that little secret that will boost you to success this season. The power lies within your WARM LIST!

We know that the best way to build a sustainable and comfortable business is through quality relationships. How do you build those relationships? Communication. However, if you are looking to connect with the vital few, the people who might be more connected to real estate than others, take a look at the people going through life change.

Your hot list is your list of people who have told you they want to buy or sell. You're probably focused on them because, let's face it, a real estate agent with a lead is like a dog with a bone. Outside of that list, you need to build a warm list. This is a list of people who are experiencing life change.

Most people buy and sell real estate because of life changes, so it makes sense to be in close contact with these people. The other thing is that people tend to roam around in packs. If the person you know who is going through life change isn't looking to make a real estate adjustment, someone they know just might be and since you have a great relationship, you have an opportunity to pick up that referral.

Staying in contact with this group might be a little bit more challenging than your hot list for some of you because here's the thing; you CANNOT talk about real estate UNLESS the other person brings it up FIRST! That's right. Focus on them, ask questions, bring value and don't worry, they'll bring up real estate at some point.
